RESUMO:

In civil construction lean methodology or lean construction, aims to maximize the use of materials and make the most of available labor, avoiding waste production and non-value-added activities. Through the implementation of lean construction, the use of fewer resources, quality improvement, reduction of rework, waste, water and energy consumption and costs have been qualitatively observed. However, the scarcity of quantitative studies that evaluate the application of lean construction techniques efficacy is highlighted. In order to quantitatively evaluate the efficacy of these techniques its proposed, through applied research, to analyze, by two identical housing units, the variations in the generation of waste, the used labor force and the consumptions between the traditional execution and the rationalized execution. For this purpose, the following lean tools will be used: total quality management, adoption of visible management and last planner system, evaluating the productivity of the following activities: formwork, masonry, steel frame, inner and outer mortar render finishing, wall and floor coverings. The findings we hope to obtain are tangible results regarding to the feasibility of applying lean construction techniques in single-family housing units.
